Dear Founding Members,While this update will not paint a rosy picture, we understand that the lack of information and updates from us creates speculation and means people draw their own conclusions and we must give an update even if things aren’t going as planned and it doesn't portray professionalism or competence. Firstly, we would like to apologise for the continued delays and recent cancellation of our events. We understand this is frustrating most especially for you who have all purchased one of our Founding Memberships and want to see the project succeed. As most of you know we have been planning to run a series of events in our lane to showcase what is coming. Unfortunately, due to delays in materials arriving, a slow and ineffective decision-making process with our business partners who supported the external area’s revitalisation and even some poor choices made on our part the events did not go ahead as planned. Keen to finally deliver something we made the decision to open on the 17th of December despite not having proper marketing, entertainment and smaller details completely worked out yet. We were open for two hours however unfortunately something we didn’t expect happened as one of our neighbours reported a fire on our lane (we used gas heaters which from afar could have been mistaken as a fire) and the fire brigade turned up as we seated the first customers. As the area is a fire escape route for the residential units above, fire marshals attended shortly after, and we were ordered to cease trading due to fire safety concerns. I can’t deny this was a blow to morale for us and a general feeling of defeat gloomed over us through the festive period and into the start of new year. The events were meant to help us showcase what is coming, give us an opportunity to welcome you, as well as provide cashflow while we move and restart refurbishments in the internal areas of the venue. We realise that this is no excuse and would like to therefore apologise for the lack of updates.We don’t want this post all to be negative so we would also like to give an update to you on our next steps. We had an inspection and report carried out on the 6th of January, where we were advised by a certified Fire Safety Consultant with 30 years’ on the job experience as a fire fighter that our lane should be safe to use, and we should be able to appeal after making some adjustments to our bar setup. Although this may take some weeks, with the external area complete requiring only a few adjustments, we’re eager to appeal the decision and come up with a new series of events once we have the okay to do so. We will announce these in due course this time ensuring we leave enough time for delays should anything pop up again. On another positive note, last year we were approved for a grant of £20k and a 0% interest loan from Zero Waste Scotland to minimise the carbon footprint of the venue when opened. This includes support for measures such as LED lighting, new windows and doors, insulation, and a hybrid air to heat source heating and cooling systems. These will all be great measures to implement however we did not realise that the heating and cooling system was such a specialist solution that only a limited number of companies offer it on a commercial scale our venue requires. We have now managed to find a contractor, 123Renewables, who are able to deliver and install the heating system we require. We have also had site visits by both our landlord and the factoring agents for the building who agreed to resolving a major water ingress that unfortunately plagues the venue. After considerable delay from both issues with these out the way we will finally be ready to move onto finishes for the venue and start looking at opening dates. I would also like to address concerns that we have abandoned the project. To date, we have made significant investment into the project as detailed below:£15,367 - Licensing/Legal Costs £3,717.00 – LBTT £15,000 - Lease Deposit £47,484 - Interior Design/Architects/Planning/Structural costs for both the basement and Café/Bar levels.£10,210 - Visual, Sound & Electronics£226,091.04 – Refurbishment & Furniture (inside and outside) £24,426.00 - Paintings/Artworks £19,450.00 - Consultants £37,333.28 - Staff Salaries £47,883.63 - Marketing & Website£8,004.71 - Membership Scheme Card Stock As well as on going costs such as rent. While we have a way to go, we have no intention of abandoning the project. Lastly, we have received 5 requests for membership refunds recently and I would like to touch up on this point. We introduced our Founding Memberships to give you guys the opportunity to be part of what we believe is a very exciting undertaking that will provide something different to Glasgow’s hospitality scene and will see the careful restoration of a venue within one of the city’s most iconic building’s. We also wanted to demonstrate to investors that there is clear traction for the project. Our intention for Memberships was never to fund the project as once open their credit will be redeemable by those who did purchase a Membership. However, your support does mean a lot especially when we are facing challenges and we would be sad to see you withdrawing it. We once again ask for a little more patience, we do have some exciting things in the pipeline and are very excited for opening. Dear Founding Members, Thank you for your continued patience and support. We apologise for the lack of updates of recent. After plenty of hurdles we are finally opening our Lounge in the Lane area from this weekend with a selection of festive cocktails, and a short selection of our full wine and spirits menu. All Founding Members will be able to spend their in house credit and a complimentary drink will be provided on arrival. The event will be open for everyone and no reservation is required. However, if you do wish to secure a table and make a reservation we will be posting details for this tomorrow along with lots of images.For now I will leave you with an image of 3 of the cocktails we will be offering until Hogmanay. Dear Members, I hope everyone is having a great week! I wanted to give you an update about our upcoming event. I have provided some pictures to show our progress. Please excuse the image quality, they were taken on a phone. As you can see we are getting there we are just waiting for a few items that are somewhat delayed in delivery including key parts for our kitchen. We find some couriers are unfortunately refusing to make deliveries to the G1, G2, and G2 postcodes in light of the current disruptions to traffic in the city centre. Hi Everyone! As promised, a quick update from the venue. The outside area will be levelled for better accessibility for everyone. We will also have shelter and heating outside so it will be cosy! On the inside, it's still a construction site, but it's getting there. Works are on hold until we find the source of the water entering the property, this is being investigated.
